You set your search criteria, and we track the housing market for you—letting you know when your dream opportunity appears. When you find a property you like, you can add it to your watchlist, and we’ll monitor price changes, sale prices, and other market movements.

We calculate your payment capacity with a simple assessment where you enter your assumptions, savings, and property equity. The assessment follows the Central Bank of Iceland’s rules on maximum payment burden. You’ll then see your purchasing power, loan capacity, and estimated monthly housing payment.

With an Aurbjörg subscription, you can request a valuation for any property. Each month, you receive three valuation reports you can use to see whether an asking price is above or below the estimated market value—helpful before making an offer on your dream home.

You can make an offer on a property easily and transparently through Property Watch. This saves both time and effort while reducing friction in real estate transactions. Although the offer isn’t binding at this stage, it’s sent to a real estate agent who prepares a formal offer. You can also indicate if you’re interested in selling your current property, so the agent can include that in the conversation alongside the purchase process.

With Aurbjörg’s Property Watch, you can view properties that offer a Shared Equity Loan (Hlutdeildarlán). These loans are available to first-time buyers or those who haven’t owned a home in the past five years. Unlike regular loans, there are no monthly payments or interest—you repay the loan after 10 years or when you sell the apartment.
